What are Fannie Mae and Freddie Mac?
The Federal National Mortgage Association — FNMA or “Fannie Mae” — was created by Congress in 1938. The Federal Home Loan Mortgage Corp. – FHLMC or “Freddie Mac” – was created by Congress in 1970.
Fannie Mae and Freddie Mac exist to provide liquidity, affordability, and stability in the housing market by increasing the availability and affordability of mortgage credit.
These government-sponsored enterprises buy loans from banks and other lenders, pool them together, and then sell them as mortgage-backed securities to investors. This effectively creates a secondary market, allowing lenders to free up capital and continue lending to homebuyers while investors can potentially receive income from interest payments on the underlying mortgages. Fannie Mae and Freddie Mac operate as publicly traded companies, but their operations are backed by the federal government.
What is a non-conforming or jumbo mortgage?
A non-conforming mortgage, also known as a jumbo mortgage, is a type of home loan that exceeds the limits set by Fannie Mae and Freddie Mac.
Conforming mortgages must adhere to certain guidelines in terms of loan size, credit score, debt-to-income ratio, and other factors. Any loan that doesn’t fit the criteria (for example, exceeding the loan size limit) is considered non-conforming.
Non-conforming mortgages are typically considered higher risk. This means that they may be more difficult to obtain (more stringent credit requirements and documentation) and may be more expensive (higher interest rates) than a conforming mortgages.
